What we need from you before the visit

Start the checklist

The checklist

Send us these before the visit. Together they let us plan one trip.

  • The property address and unit numbers.
  • How many fireplaces, and whether each is wood or gas.
  • Who opens the doors, and when units are vacant.
  • Level 1 or Level 2 for each fireplace.

The rule, then the meaning

Under NFPA 211, a Level 2 follows a sale or transfer, a flue fire, a quake or a change of fuel. For a managed property, that can mean a unit sale or a gas conversion brings one on. The rule is the same whether the property has one fireplace or twelve.

Between those events, a Level 1 and a sweep keep each fireplace's record current. Pick the level per fireplace, and mix them when units differ.

One trip, one record

All the fireplaces are inspected on a single visit. The report names each one, comes with photos, and arrives on inspection day. File it under the property, and the next manager inherits the record.

Should an insurer or a city inspector ask about a fireplace, you have one file that answers.

The cost

Each fireplace carries its own charge at the Level 1 or the Level 2 rate. For your total, take the rate and multiply by the count of fireplaces.

Visits run from West Carson across the South Bay and Harbor Area, including Torrance, Redondo Beach and Long Beach.

Price per fireplace

Each fireplace is charged $57 for a Level 1, $410 for a Level 2, or from $230 for a sweep.

Sweep of the flue
from $230
Level 1 fireplace check
$57
Level 2 flue scan
$410

Choose the level, then multiply its figure by the number of fireplaces you manage.

Manager questions

Do all units need to be open at once?

We need access to each fireplace. Tell us who will open each door when you call.

Is this really a single trip?

Yes, for every fireplace on your list.

Does the report separate the units?

Yes. Each fireplace appears under its own name.

Send the checklist

Give us the address and the answers above. We will plan the visit and tell you what the report will look like.
