About 7 in 10 Hawthorne households rent, and apartments lead the housing count. Where a postwar house has its own stack, gas logs often replaced wood along the way, and an owner renting it out needs that change documented. Damp marine air slowly rusts bare steel and wets crowns. The South Bay also felt Northridge in 1994, and it makes sense to check an older postwar flue that has not been scanned since then.
Who Decides Here
NFPA 211 sets the Level 2 trigger on a gas change, and a rental owner should have that report on file for each unit.
Most Common Flag
A rental's gas log set in an unlined flue, with no record of any inspection at the change.
What the Air Does
Gray May and June mornings keep steel wet for hours, which is why we pick stainless or copper for anything on the roof.
Typical Houses
Write-ups in Hawthorne usually cover apartment buildings, postwar houses with brick or block chimneys, and about a quarter detached homes.
